This ground-up architectural creative office space, spanning 13,000 square feet, is located on the prime street of Hollywood's media district. The design embodies a refined commitment to openness, with an emphasis on simplicity, material expression, and the seamless integration of building systems. Every aspect of the project has been meticulously executed to create a space that fosters collaboration and creativity, aligning with the needs of modern tenants in one of Los Angeles' most vibrant neighborhoods.

The symmetrical façade, crafted from concrete and glass, not only provides a striking visual identity but also functions as a spatial organizer for the interior, creating a harmonious balance between form and function. A central courtyard frames an existing oak tree, allowing natural light to flood shared spaces and provide a serene focal point within the building. The integration of rooftop gardens on two levels enhances the experience, offering a thoughtful juxtaposition of functional office space with elements of leisure and relaxation.

Designed as a reflection of the company's creative vision, the building’s construction incorporates a simple curtain wall system in combination with a robust concrete structure, ensuring both aesthetic appeal and structural integrity. The façade’s proportional design complements the surrounding neighborhood, establishing a welcoming presence in the heart of the media district.

Each floor of the building is envisioned as a single open volume, deliberately designed to encourage interaction and collaboration among tenants. This flexible layout promotes the free exchange of ideas, making it an ideal environment for creative teams to thrive.

Members of the MGMT Partners team served as the Owner's Representative, Development Manager, and Project Manager throughout the project's lifecycle. From inception to completion, we oversaw every aspect of development, ensuring the project met the highest standards of design and execution. The space initially served as the headquarters for a former development company before its sale in March 2023, marking a successful chapter in this creative office project’s journey.
